    Please, please, don’t buy a property with the intent to rent it out if you don’t have enough money. Don’t use every dime you have to buy it, hoping the rent will pay the mortgage. There will be some months where you can’t rent it, there may also be times where a tenant can’t pay. And also, you at some point will be hit with repairs to the place which will cost you a few months of the rent. Never buy a property if you are going to have to rely on the rent to pay the bills.

    Agree with Sam. I have a close friend who did just that. I tried to talk to him and tell him he should wait until he was a little more financially stable, but he thought the investment would return 10 times over. Being a landlord is no joke, and there is a reason that many previous landlords swear they’ll never get involved in it again.
